When does the buyer schedule a home inspection?

After you have made an offer to purchase and before closing is the best time. Have your Attorney or Real Estate Agent include an "Inspection Clause" in the contract! This makes your purchase contingent upon the findings of a professional home inspection.

 

Beacon Light Home Inspections not only has many decades of on the job inspecting experience; we also are constantly keeping abreast of the latest published information regarding problems and fixes. For every inspection job we perform we always write down a good estimate of costs involved with fixing the problems we have discovered. Not all inspectors do that.

 

We can test for existing old lead paint.

If the house is older, 1950 to 1975, and we suspect lead paint, especially in a bedroom destined to be the baby's room we can test the paint.  For an additional fee of $25 we can use several testing vials to test. We crack the glass vile and dab the solution swab on the old paint. If the swab turns pink or red then we know lead is present on the wall.  This is a hit and miss procedure and is NOT 100% foolproof.

However it is the best way to test in a short amount of time. If the test is negative and the paint is not flaking off we assume it is safe at the present time.

What if we find some suspicious mold in the home?

You would have two (2) options. If you or one of the members of your family have any allergies and you want me to have it checked out I can have the mold tested with one of these test kits. (See picture). The cost will be $120 additional. This covers test kit cost; labor to do the test; overnight postage charge; and my $55 check for quick Lab Testing. The problem is it takes 8 to 10 days for you to get the results by email from the Florida Lab. This is longer than you have left to decide on buying the home. (Catch-22).

 

The second option is: I would take samples and seal up the petri dish with electrical tape and give you the kit for an additional price of $40 dollars. You will have to fill in the form including your email address, include your personal check of 45 to 55 dollars, and mail it off to the LAB (in FLA.) They will email you the test results within a few days. (They do not work weekends)

The 2 different prices are for normal processing or rush processing. We are not equipped to test the dozens of kinds of mold. The testing Labs in Michigan take the same time or longer and charge more.

NO! It gives you a general idea of the condition of the home and discloses present major repairs needed.
