You would still have to purchase to land you want to build on. You would still have to make sure the municipality will approve your home on this lot and will conform to all ZBA codes & ordinances.
The building Contractor will have to manage your funds, purchase all the materials, sub-contractors, permits, utility hook-ups, etc. and make a profit on all of the above. If you hire Beacon Inspections, LLC to do the management and only charge a construction management fee; togethe we will hire the subs & provide the materials & you pocket the "Mark-Up $". This will result in a lower fee paid out.
Also, if you make last minute changes during the process, you will not be charged an additional fee for schedule changes, etc.

When does the buyer schedule a home inspection?
After you have made an offer to purchase and before closing is the best time. Have your Attorney or Real Estate Agent include an "Inspection Clause" in the contract! This makes your purchase contingent upon the findings of a professional home inspection.
